How long can contractors wait before starting a project?

When people in Florida decide to begin a construction project, they usually take their time to choose a contractor that they believe will do a good job and who quotes them a reasonable price for the project. Some of the different construction projects can be very costly, and therefore people want the project to be done correctly.

Another concern is that when people have construction work done on their homes it can be a major inconvenience while the work is being done. So, people also have an interest in the work being done quickly and in accordance with the terms of the contract.

To help ensure this happens, there are laws in place that put time limits on how long contractors have to start construction projects.

When contractors must start work

If a contractor takes a down payment for a particular project, they must obtain all necessary work permits within 30 days of accepting the down payment, unless there are other terms listed in the contract. They also must start the work within 90 days of the necessary permits for the project being issued.

If these time limits are not followed, the owner of the property can make a written demand for the contractor to obtain the permits and start the work or to refund them any money paid in excess of any work actually completed.

If the contractor does not start the work then they must refund the money they received for the project. If they do not the owner may be able to start a lawsuit against the contractor and the contractor may face criminal penalties as well.

It is important that people in Florida can rely on contractors to not only complete the work, but also complete the work in a timely manner. Contractors need to follow certain guidelines and if they do not, it could cost them financially.
